The successful candidate will be responsible for delivering Planned Preventative Maintenance (PPM) and reactive services while collaborating with General Maintenance Assistants as needed.
Key Responsibilities:
- Maintenance & Repairs: Deliver comprehensive repair and maintenance services for systems, plant, and equipment across all university buildings.
- Shift Work: Operate on a rotational schedule, with potential shifts between 6 am – 7 pm, Monday to Friday.
- Safety & Compliance: Execute tasks safely and effectively, adhering to safety legislation, manufacturer manuals, and company Health & Safety Procedures.
- Fault Finding: Conduct diagnostic and fault-finding tasks to ensure system reliability.
- Asset Management: Maintain and update asset registers accurately.
- PPM & Reactive Maintenance: Perform statutory, mandatory, planned preventative, and reactive maintenance duties.
- Interpretation & Execution: Accurately interpret instructions, drawings, and specifications.
- New Installations: Assist in setting out new work, identifying required materials, and collecting relevant tools and equipment.
- Versatility: Undertake a range of duties, including tasks outside the primary trade area.
- Tool & Equipment Use: Utilize hand and power tools, measuring instruments, and equipment safely and effectively.
- Pre-Installation Inspections: Conduct pre-installation inspections and assess services required for new equipment and minor installation improvements.
- Defect Reporting: Conduct site-based surveys and report defects to the appropriate manager.
- Insurance Inspections: Prepare plant and equipment for independent insurance inspections to ensure compliance with statutory regulations.
- Multi-Trade Skills: Gain skills in other trades through suitable training and perform various maintenance tasks.
- Contractor Oversight: Occasionally oversee the work of service contractors.
- Stakeholder Communication: Liaise with the Asset Manager regarding plant, equipment, and building fabric failures, and request necessary goods and services.
- Hazardous Work: Work safely in hazardous areas, confined spaces, and on contaminated equipment using appropriate PPE.
- Team Support: Instruct and support colleagues in specific work aspects.
- Administration: Complete daily individual admin tasks, including timely completion of work dockets, tickets, and logbooks.
- Software & Systems: Use relevant software systems, including PDAs, CAFM systems, BMS, work permits, and ordering systems with proper training.
- Emergency Support: Assist with emergency work outside of normal working hours when required.
- Training & Development: Support the induction and training of new starters, apprentices, and maintenance staff as part of a personal development program.
- Equipment Handling: Use ladders, scaffolding, and other necessary equipment safely.
- Electrical Apprenticeship: Completed apprenticeship in Electrical Engineering or an equivalent NVQ/C&G Level 3 qualification.
- Emergency Lighting: Knowledge of emergency lighting fundamentals and maintenance.
- Electrical Certification: 17th Edition qualification, with a willingness to undertake the 18th Edition.
- Health & Safety: Basic knowledge of Health and Safety regulations related to the construction industry.
- Technical Expertise: Strong knowledge of building maintenance and electrical systems.
- Attention to Detail: Ability to record detailed and accurate repair information.
- IT Proficiency: Skilled in using mobile electronic devices (handhelds) for work management
