The Role: Senior Property Manager

Sector: Hospitality | Multi-site portfolio

Location: HQ is Buckinghamshire, role is Field Based

Salary: £60,000 - £65,000 pa

We’re looking for an experienced Senior Property Manager to oversee the property portfolio of a growing hospitality business. This is a broad, hands-on role spanning projects, refurbishments, fit-outs, maintenance, facilities management, leasing coordination and property feasibility.

Working closely with operational teams and senior stakeholders, you’ll help ensure each site is safe, compliant, commercially effective and ready to deliver a great guest experience. You’ll also play a key part in shaping the future of the estate, from assessing new opportunities to bringing improvement projects to life.

The role

  • Lead refurbishment, fit-out, capital improvement and maintenance projects from initial brief and feasibility through to delivery and handover.
  • Coordinate contractors, consultants, suppliers and internal teams, managing programme, cost, quality, safety and operational disruption.
  • Oversee planned and reactive maintenance across the portfolio, ensuring issues are prioritised and resolved effectively.
  • Support facilities management and statutory compliance, maintaining clear records and ensuring inspections and remedial works are completed.
  • Work with site teams to plan works around trading, events and guest activity, coordinating access, communications and day-to-day requirements.
  • Support property and lease matters, including lease events, renewals, rent reviews, landlord liaison and coordination with internal or external advisers.
  • Assess potential new sites and property opportunities, coordinating feasibility reviews and providing clear recommendations on condition, investment, costs and suitability.
  • Manage property-related budgets, monitor expenditure and provide regular updates on project progress, risks and priorities.
  • Identify opportunities to improve the condition, efficiency, presentation and long-term value of the estate.

About you

You’ll bring solid property or estates experience, ideally gained in hospitality, leisure, retail or another multi-site environment. You’ll be comfortable balancing strategic planning with practical delivery, and able to manage several projects and priorities at once.

You’ll also bring:

  • Experience delivering refurbishment, fit-out, maintenance or capital works.
  • A good working knowledge of facilities management, contractors and property compliance.
  • Strong organisational, communication and stakeholder-management skills.
  • Commercial awareness and confidence managing budgets, quotations and project costs.
  • A pragmatic, hands-on approach and the ability to work effectively with operational teams.
