Client-Direct Mechanical Maintenance Engineer

Our customer are one of the largest property & real estate organisations globally, and have a requirement for a mechanical-bias building services maintenance engineer to be based at one of their high profile commercial high-rise tower buildings in the City of London. This organisation own their commercial buildings, as well as self-deliver Facilities and M&E maintenance services across their portfolio of buildings, making this a coveted "in-house" position.
Working on a Monday - Friday, 08:00-17:00 basis, the role will sit in the maintenance team comprised of both days and shift employees, covering planned and reactive maintenance to mechanical and general HVAC systems across the building for both landlord and some tenants areas. Guideline salary for this position is £45,000 and overall package notably includes private healthcare, 25 days annual leave, 7.5% company pension contribution, regular overtime and a healthy training budget.
Day-to-day role and responsibilities will encompass the delivery of engineering services across the building as well as covering Service Desk reactive issues and assisting with PPMs, if required. These will include fabric, heating, cooling & lighting control related tasks. The successful candidate will also hold day-to-day responsibility for water treatment and associated record keeping working under the direction of the Engineering Management team. Main Responsibilities will include:
Prospective candidates must be fully qualified in mechanical engineering / plumbing, ideally through a full apprenticeship, and have at least five years of dedicated building services maintenance experience. This would preferably be within a similar high profile commercial environment such as corporate / financial services. Along with core trade qualifications, additional experience such as L8 or Cooling Tower training, F-Gas, Mechanical / Pressurised Systems AP status, etc will all be beneficial.

- Carrying out Service Desk reactive tasks as directed in accordance with lease obligation and service level agreements.
- Assist in ensuring plant rooms are tidy and presentable, reporting any issues for rectification.
- Undertake reactive maintenance, minor works and public health maintenance including blocked toilets.
- Investigation and rectification of hot & cold air conditioning complaints. This will entail operation of the Building Management System (BMS), plus operation of the Lighting Control System (LCS).
- Complete water treatment tasks in accordance with L8 utilising the water treatment logbooks as directed by the Responsible Person(s) report any issues without delay.
- Undertake minor fabric maintenance works covering areas such as painting, furniture moving, etc and ensuring that any materials required to complete tasks are ordered in a timely and appropriate manner.
- Carry out minor mechanical installations, as and when requested and supervised.
- Identify, manage and report any risks, accidents or near misses in a timely manner.
- Work with and escort contractors during maintenance visits, ensuring that working guidelines are always followed and assisting with the quarterly inspection undertaken by the water treatment consultant.
- To respond quickly and effectively to any building alarms received from the helpdesk or BMS, and to escalate alarms where necessary, recording all reactive tasks in the shift log.
- Uphold the integrity of the company always and ensure provision of high levels of customer service are provided.
- Assist in developing, managing, and coordinating the continuous reviewing and improving both directly delivered and contracted services.
