The Role: Maintenance Manager

Sector: Hotels - High End Apart-Hotel

Location: Berlin

Salary: 60,000pa + Benefits

My client provides stunning home from home luxury apartments across 3 main brands in their portfolio. To ensure that these properties are kept at their best, we are working with them to find a pro-active and experienced Maintenance Manger for their site in Berlin, Germany.

As the Maintenance Manager you’ll keep the building and apartments looking fresh, so guests feel comfortable, relaxed and cared-for. Reporting to the General Manager, with a dotted line to the Head of Building Services and Maintenance, you’ll oversee services, repairs, painting, and upkeep of apartments to standards worth writing home about. You will take responsibility for the big picture and also jump in to assist with the tools when required.

What it looks like.


  • Working with the General Manager to set an annual maintenance budget and sticking to it throughout the year
  • Maintaining and adapting a PPM schedule to keep our staff and guests safe and our building and processes compliant and efficient.
  • Regularly reviewing service contracts and raising purchase orders.
  • Creating and delivering a refurbishment schedule, including creating CAPEX proposals
  • Carrying out maintenance with your team quickly and efficiently, to minimise impact on revenue and guest experience.
  • Looking ahead to possible future maintenance issues and proactively resolving them
  • Being on-call for maintenance needs, including out-of-hours on a rota system
  • Conducting regular health and safety meetings and training with all staff.
  • Liaising with and supporting our F&B partners on matters of H&S and maintenance.
  • Possibly managing new building works and projects, including supporting on refurbishments
  • Being the point-person for contractors and making sure work is up to scratch
  • Using CAFM systems (such as INFRASPEAK) and reporting trends and opportunities to the GM.
  • Line management responsibility of a Maintenance Assistant
  • Being happy working both on your own and as part of a team
  • Being an active member of the team in meetings and development sessions
  • Handing over thoroughly to front desk to make sure the housekeeping team is up-to-speed with maintenance developments and H&S requirements.
  • Working closely with the team to ensure uninterrupted service to guests
  • Communicating calmly with guests to resolve any issues

Yes, you will need to have a great eye for detail and great time management skills, but brining passion and curiosity are very important too.
