We are looking for a Senior Facilities / Hard Services Manager who will be working as part of the operations team at a busy shopping centre. You will work closely with the Facilities Manager (FM) and Maintenance Electrician providing visitors, contractors, tenants & staff with a safe environment. This is a unique role where you will take the lead on the maintenance and development of Hard Services, M&E and building fabric, to deliver value to multiple stakeholders.

Responsibilities
Finance
- Be responsible for Hard services / M&E budget lines.
- To be responsible with the FM & GM for the planning, and control of the service charge budget relating to Hard Service M&E elements of expenditure, driving the quality and value of the service offering.
Contractor management
- To Monitor and report on the performance of service contractors and take appropriate actions.
- Ensure contractors adhere to centre policies, conversant with risk and have updated and effective assignment instructions.
- To procure, instruct and manage minor works as required.
- To ensure that maintenance and building work on site is limited to trained, authorised employees, approved and competent contractors
Health and Safety/ Risk management
- To organise site work with the minimum risk to health and safety to comply with legislation, codes of practice policies and procedures.
- To ensure works are appropriately risk assessed to protect the safety and integrity of the scheme.
- Undertake an appropriate regime of property inspections and record actions.
- Maintain company risk system and liaise with suppliers to ensure compliance.
Property Maintenance:
- Identify maintenance needs for the centre and work closely with maintenance operatives & engage + liaise with 3rd parties to drive visual and safety standards.
- Compile, maintain and update all drawings, schematics and O&M’s for the scheme.
- Oversee all aspects of PPM and engage with contractors.
About you:
- You will be used to working in a fast-paced environment.
- Able to build relationships and able to speak to a variety of audiences.
- You will be organized and have the ability deliver within multiple work streams.
- You will be a proactive individual that can work both alone and as part of a team.
- Analytical and detail oriented, always looking for ways to drive innovation and change.
- IT Literate (MS Office, Especially Excel)
- Capability to engage with customers, tenants, and other stakeholders.
Required Experience
- Must have experience with Hard Services/ M&E
- Experience of working with contractors and 3rd parties.
- Competent understanding of H&S legislation incl; LOLER, Gas Regulations, Electricity at Work etc.
- Use of CAFM systems
- Responsibility for budgets (payroll, purchasing etc.)
- IOSH / NEBOSH .
Desired experience
- Ability to adapt to different environments and audiences.
- Knowledge of supply chains & procurement
- Exposure to compliance and audit .
