Head of Technical Services – Residential Property

£85,000–£90,000 plus car allowance, company bonus and benefits
Flexible UK base with regular travel to London and portfolio sites
Permanent, full time

Lead an established technical services function and shape how maintenance, compliance and engineering assurance are delivered across a substantial residential portfolio.

Reporting directly to the Divisional Director, you will combine strong building services knowledge with operational leadership, developing your team and setting consistent technical standards across complex occupied buildings.

The portfolio includes communal M&E systems, central plant, heat networks and critical fire and life safety equipment. This is an opportunity to influence technical decisions, specialist suppliers, maintenance systems and the long-term development of the function.

The opportunity

The business is investing in its technical capability as its residential portfolio grows. You will work closely with clients, operational teams and a separate capital works function to ensure buildings remain safe, compliant and properly maintained.

Key priorities include strengthening planned preventative maintenance, developing the specialist supply chain, improving asset information and supporting a new CAFM implementation.

You will provide clear technical direction, confidently challenge contractor recommendations and develop a team capable of delivering consistent service across the portfolio.

Your responsibilities

• Lead and develop a multidisciplinary technical services team, setting clear responsibilities and performance standards.
• Provide technical leadership across mechanical and electrical systems, communal heating, central plant and fire and life safety equipment.
• Oversee planned maintenance, statutory compliance and engineering assurance across multiple properties.
• Challenge contractor recommendations, specifications and costs to ensure appropriate solutions and value for money.
• Develop the specialist supply chain, including contractor selection, standards and performance management.
• Improve asset registers, maintenance records, technical reporting and management information.
• Support CAFM implementation and effective maintenance planning.
• Assess team capability, identify training needs and develop technical knowledge.
• Oversee lifecycle maintenance planning and coordinate with colleagues delivering major capital works.
• Act as a senior technical contact for clients, explaining risks, priorities and recommended actions.
• Maintain effective safe systems of work and appropriate Authorised and Responsible Person arrangements.
• Manage departmental budgets and support forecasting, cost control and client reporting.

About you

You will have senior technical services, engineering or maintenance leadership experience within facilities management, residential property, housing or another complex property environment.

You may already lead a technical function or be an experienced senior manager ready for broader responsibility.

We are looking for:

• Strong technical knowledge of complex building M&E systems and maintenance requirements.
• Experience leading multidisciplinary teams and developing technical or operational managers.
• Responsibility for PPM, maintenance and statutory compliance across multiple buildings or contracts.
• Experience managing specialist subcontractors and challenging their technical advice, performance and pricing.
• Evidence of improving services, systems, processes or team capability.
• Commercial judgement and confident client-facing communication.
• A relevant technical qualification or equivalent professional experience.

Experience of high-rise residential buildings, heat networks, communal heating, CAFM implementation or contract mobilisation would be particularly valuable. Relevant professional membership or chartered status would also be welcomed.

What’s on offer?

• £85,000–£90,000 basic salary.
• Car allowance, company bonus and wider benefits.
• Flexible UK base with regular London and portfolio travel.
• Direct reporting to the Divisional Director.
• An established team and genuine scope to shape the function.
• A varied portfolio with complex technical challenges.
