Deputy Property Manager
Salary: £35,000 per annum
Location: Woolwich & Brentford
Contract: Permanent
We are currently recruiting for a Deputy Property Manager to join a busy residential property management team, supporting the Property Manager with the day-to-day management of a portfolio of residential developments across Woolwich, Brentford and Hastings (occasional travel).
This is a varied, hands-on role suited to someone with residential block management experience who enjoys being involved in the practical day-to-day running of properties, managing contractors, dealing with residents and making sure repairs, maintenance and compliance requirements are followed through.
The Role
Working alongside the Property Manager, you will help ensure the residential developments are well maintained and that residents and stakeholders receive a responsive and professional service.
Your day-to-day responsibilities will include:
- Monitoring contractor activity and repair requests through company system.
- Instructing contractors for reactive repairs and planned preventative maintenance works.
- Following up on outstanding works and checking that completed works meet the required standard.
- Liaising with contractors, residents and other stakeholders to resolve property and maintenance issues.
- Responding to resident enquiries by phone, email, face-to-face and through online communication channels.
- Providing regular updates to stakeholders and keeping property records up to date.
- Uploading weekly site updates and resident information through company system.
- Assisting with insurance claims, including liaising with assessors and brokers and providing the required documentation.
- Supporting the preparation of annual service charge budgets.
- Checking and processing contractor invoices.
- Carrying out regular site inspections across the portfolio and assisting with inspection reports using company system.
- Supporting resident meetings, engagement activities and AGMs and following up on agreed actions.
- Assisting the Property Manager with the oversight of on-site staff.
- Supporting health & safety audits and arranging required servicing and maintenance visits.
- Following up on compliance actions to ensure they are completed within the required timescales.
About You
We are looking for someone who has some genuine experience within residential block or property management and is comfortable working across both the customer-facing and operational sides of the role.
You will ideally have experience with:
- Residential block/property management.
- Managing or coordinating contractors.
- Reactive repairs and/or planned maintenance.
- Site inspections and property reporting.
- Service charge processes and contractor invoices.
- Dealing with residents, leaseholders and property-related queries.
- Health & safety and property compliance.
- Managing multiple tasks and priorities across a property portfolio.
- Approx. 3 years' block management experience will be considered, but candidates with less experience who are ready to step up will also be considered.
- A relevant housing or property qualification would be advantageous but is not essential.
Location & Travel
Approximately two days per week spent working from office/client locations, alongside regular site visits.
The current portfolio is focused on Woolwich and Brentford, so you will need to be comfortable travelling between these locations.
There will also be occasional travel to Hastings to visit the property or deal with specific issues. Travel expenses will be covered for Hastings visits.
