The Role: Property Maintenance Manager
Sector: Property – Restaurants & Bars
Location: London
Salary: Up to £45,000pa + Bonus
We have a great opportunity for an experienced Property Maintenance Manager to join our vibrant, London-based client. The group are the proud operators of Bars and Restuarants around the city and the porfiolio is growing, fast!
The Property Maintenance Manager has day to day responsibilities for building maintenance and service matters across the Bars, Restaurants and Central Office. This will include some projects, planned maintenance, site management issue, identifying opportunities to add value to sites and overseeing Health & Safety. A strong track record in multi-site maintenance management in the hospitality environment is a bonus.
As Property Maintenance Manager you will have to ensure that all services and activities are carried out efficiently. In addition, you will be responsible for developing and maintaining effective working relationships with all stakeholders and will lead to the delivery of excellent service.
What you will do:
- Coordinate the day-to-day maintenance of all restaurants
- Manage planned maintenance schedules and delegate contractors
- Support reactive emergency calls
- Communicate effectively with Restaurant Managers
- Perform administrative tasks as required, including managing Access Maintained (previously known as ProNett)
- Support restaurant on Access Maintain training
- Manage maintenance and reactive contractor relations
- Manage cleaning and waste contracts
- Provide support in the coordination of insurance claims if needed
- Provide monthly reports on reactive and planned spend, including general contractor performance
- Develop the asset management database, ensuring effective and efficient use of assets
- Regular updating of property database and accurate record-holding
- Arrange and manage gas, electric and water service contracts
- Support Property Manager on new project builds
- Ordering directs on property-related items
Who you will be:
You will have a track record in multi-site maintenance management in the hospitality environment, have naturally high standards to support our teams and you'll approach every task with devotion and pride. This, combined with the management of contractors and maintenance expenditure, makes for an exciting new opportunity.
- Prior experience in a property department in a multi-site role preferably within a restaurant group
- A real passion for excellent guest experience in a hospitality environment
- A self-starter, able to identify what needs to be done and take ownership of getting it done
- Ability to understand, interpret and communicate complicated technical issues and to liaise with a wide range of stakeholders
- Flexibility to jump between tasks, short notice site attendance
- Flexibility to be available out of hours and weekends in the rare event of an emergency, time will be given back
- Experience with Access Maintained (ProNett) day to day management including cost controls
- Effective management of third party service contractors, cleaning, fire safety, security systems etc.
- Managing H&S and risk assessment in a hospitality environment
- Understanding of CAD drawings would be advantageous
- Technical knowledge of extract & HVAC systems would be beneficial
- A good working knowledge of Word, Excel, Outlook and related PC packages is essential for this role
