Director, Commercial Management EMEA & APAC (12 month FTC)

Location: London

Reporting to: CEO

Salary: £90,000 - £100,000

Role Overview

Our Client is seeking a Commercial Manager for a 12 months fixed term contract to continue to drive and enhance the commerciality of the curation process, the relationship with EMEA and APAC vendors, and to help deliver 3rd party sponsorship opportunities across all existing and soon to open venues.

The Commercial Manager for EMEA and APAC will report into the CEO and will be accountable for supporting all Non US growth with appropriate commercial deals specific to the country, the city and the area of each market location.

The Commercial Manager will work alongside all stake holders, be it a Head Office level or local level, more specifically with the CEO, the General Managers, the Legal and Financial teams and the Food & Drink development teams

Essential


  • Hands-on experience needed in letting/leasing/renting environment. Real Estate/Contract Catering/Shopping Mall.
  • Commercially astute
  • Either have experience at or want to dive headfirst into a fast-paced transformative company in pursuit of excellence
  • Have excellent communication and relationship building skills
  • Have a high sense of ownership, urgency and drive
  • Be a team player

Key Responsibilities


  • Review, improve and implement the leasing/commercial strategy for the International Division
  • Review, improve and implement all concessions/vendors/partners/3rdparty, head of terms and contracts.
  • Work with the Food development teams/General Manager/Creative team/CEO to establish the dream team tenant list for new markets.
  • Negotiate all initial concession agreements with new vendors in a timely manner.
  • Work with local teams to understand their future needs for vendors changes and have options available.
  • Work with the vendors and the General Managers for final menu selection, pricing strategy, and ongoing changes requests.
  • Communication with all vendors/partners/concessions to discuss renewals at least 3 months ahead of contract expiry.
  • Participate in the commercial negotiations of new management agreements and is actively involved in the implementation of those terms.
  • Develop and maintain an excellent understanding of the key target audience to ensure that the curation process satisfies their needs.
  • Assess risks to the business of any new commercial opportunity.
  • Represent the Company externally (networking events, conferences, exhibitions) and optimize all business development opportunities.
  • Maintain an awareness of external factors (including competitors, Government business initiatives, current and proposed legislation in relation to commercial activities) which could impact the business.
  • Communicate in a timely manner with all internal and external stakeholders to achieve business objectives.
  • Work closely with American counterpart to exchange best practice and consistency across all markets.
  • Collate and analyze business data pertaining to all commercial activities, including density plans for all markets.
  • Ensure that all commercial activities meet or improve on budgeted KPIs.
  • Prepare sponsorship proposals, pitches and quotations and identify new sponsorship activities.
