The Role: Lettings Negotiator
Location: London
Sector: Property – Estate Agency
Salary: £35K + COMM (OTE £50K)
One of our highly successful Real Estate clients is launching a brand new concept and we are helping them find the best Lettings Negotiator in London!
The role of a Lettings negotiator is position with a broad range of responsibilities. To begin with, the lettings negotiator will get to know more about the business and its portfolio. This means accompanying potential tenants on viewings and taking necessary application details from landlords. Over time, once your knowledge of the company and market grows will be given responsibility to advise on rental recommendations.
Objective:
Ensuring high occupancy rates within minimum time, in turn maximizing profitability and retaining tenants. Set the pace and carry out lettings strategy with focus on letting in bulk amounts.
Responsibilities:
- Obtaining the enquires, qualifying applicants and finding suitable properties
- Booking and conducting viewings
- Agreeing offers with minimum void term and achieving optimal rental prices
- Processing offers to completion and arranging move ins with tenants
- Setting the strategy for achieving occupancy levels
- Updating platforms to ensure that all information is correct and updating supply and pricing on PMS
- Renewals and extensions, including marketing research for increases and understanding reason for Churn.
- First port of call for the team for offers and minor issues.
- Leading and updating processes to stay compliant and stay relevant to the location
- Weekly & monthly reporting
Outcomes:
- Ensuring all enquiries are answered ASAP (under 1 hour) during working hours
- Attending viewings and selling apartments to tenants.
- Let apartments in minimum time and best price for business
- Ensuring smooth paperwork and exchanging the deal
- Smooth handover and intro to the apartment so the tenant knows the next steps
- Speaking with Universities, Corporates and Relocation agents to ensure we are their first port of call for any accommodation needs, and dealing with 3rd party agents
- Marketing information is correct at all times to receive enquires
- Managing existing relationships with tenants and achieving increases on renewals and understanding reason for churn.

Competencies:
- Sales and negotiation skills
- Very customer oriented
- Understanding of the lettings market and property industry
- People person / networking
- Knowledge of online property platforms and property marketing styles
- Proactive
- Highly motivated and confident
- Excellent and accurate written communication skills
- Highly articulate
- Ability to handle multiple tasks simultaneously and effectively
- High level of IT skills (word, excel, CRM software etc)
- Ability to work as part of a team with tenancy services team and the wider business
- Excellent working knowledge of lettings and tenancy legislation and contract requirements
