We are currently hiring for a shopping centre operations manager in Cambridge. If you have an IOSH or NEBOSH, have managed your own budget and have a good understanding of PPM and refurbishment then we would like to speak with you. We welcome applications from retail, shopping centres, leisure or other high footfall environment that is open to the public.  This is an exciting role and a unique opportunity to join an award winning centre with ambitious projects and plans over the next 24 months.

You will need to be able to demonsrate experience in the following:

People


  • Able to Support effective employee recruitment, development, retention and management plans
  • Able to support the team to successfully deliver all specific areas of the Centres business plan
  • Able to work as part of a team, supporting other team members and recognising the work of others, maintain a strong one team ethos
  • Build and maintain relationships with other parts of the wider team
  • Maintain key stakeholders’ relationships with relevant organisations.

Commerciality


  • Working with Centre Manager to develop operational budgets to ensure they meet the needs of the Centre, and that these are effectively managed and controlled
  • Actively manage/monitor supply partners to ensure best value and performance against prescribed key performance indicators is achieved and any remedial actions are recorded and escalated to CST and procurement team accordingly.
  • To monitor all activities relating to the Centre, report, record, take effective action and escalate accordingly
  • Ensure any queries raised by occupiers are recorded and reported to CM/PM and any remedial action is documented in the first instance.

Quality Control


  • Maintain centre's reputation as a high-quality retail destination by proactively managing built environment & its services.
  • Work in partnership with the service provider to ensure standards of presentation are maintained to an optimum level and service delivery is in line with prescribed KPI's.
  • Undertake regular internal and external inspections of the Centre, record and report faults and where possible facilitate immediate remedial action or manage timely repairs in accordance with site operational requirements and statutory regulations.
  • Work with the centre's technical services lead to manage the site’s reactive maintenance repairs, PPM schedule and any appropriate project works.
  • To work with colleagues and external consultants in ensuring operational excellence at all times
  • Ensure input in compiling and maintaining records relating to the Centre taking any action which may be required
  • To produce regular reports to the wider business as required

Compliance


  • Liaising closely with all site teams to ensure that all HSE statutory obligations & associated actions are recorded accurately and in a timely manner on the Meridian HSE system.
  • Undertake regular audits of FM supply partners site operations and procedures to ensure compliance and promote best practice.
  • Ensure effective management of life safety systems and emergency procedures are kept up to date and are appropriate to any change in threat level.
  • Ensure effective management of compliance and the maintenance of all records and systems, ensuring all are audit ready
  • To maintain and support environmental management initiatives, proactively develop and manage the clients Sustainability Action Plan (SAP)
  • Work closely with the Centre Manager & client to support functions in facilitating proactive sustainable energy management.
  • To ensure the centre achieves the KPIs set by the client in collaboration with CM team and supply partners.
  • Proactively manage risk, adhere to client’s reporting procedures, work collaboratively with insurers to reduce site risks accordingly.

Person Specification/Requirements


  • Ability to support and maintain productive stakeholder relationships
  • Experience within the facilities management sector or a service driven environment
  • Experience of supporting delivery & management of fabric and M&E projects.
  • Proven ability to understand and analyse data and create/recommend solutions to problems
  • Robust knowledge of HSE law, practices and qualified to IOSH Managing Safely standard
  • Ability to work with a broad spectrum of internal and external contacts
  • Constantly updating knowledge of legislation and statutory compliance relating to property management
  • Understand the principles of contract law
  • Apply the principles of service charge management to ensure compliance with all regulatory and procedural requirements
  • Understand how property is constructed and how plant works
  • Able to use IT software such as Word, Excel, and databases
