The Role: Property Manager
Sector: Residential Property
Location: London
Salary: £43,000 to 47,000pa
****LEVEL 1 AIRPM QUALIFICATION IS ESSENTIAL ****
My client manages an amazing portfolio of residential properties across London. It is home to both brand new developments as well as well established, high-end homes that include stunning historical architecture.
As their portfolio continues to grow, we are working with them to find an AIRPM qualified and experienced Property Manager who has experience in multi-site management and mobilisation of new developments.
The successful candidate will manage his / her own portfolio and manage all aspects of residential property management to ensure that all buildings, clients, leaseholders and residents’ requirements and expectations are met.
Experience and responsibility for legal, maintenance, repairs, major works, HR, and finance will all be managed by the incoming candidate.
Weekly or fortnightly visits to each building are required.
The portfolio currently is made up of 7 buildings / just under 500 units. All are in central and south west London.
Candidates should have:
• At least 5 years’ experience in a similar role
• A proficient level in IT (Word, Excel, Outlook)
• Passed part 1 of the AIRPM associate exam
Responsibilities
- Assisting with the preparation of management tenders and proposals for new
clients.
- Assisting with the mobilisation of new properties under management to include the
preparation of budgets, tendering of contracts, recruitment of staff and client
liaison. Prior experience in mobilising new developments is essential.
- Undertaking regular site inspections to ensure all properties are in good order
- Management/supervision of on-site staff
- Negotiating competitive service contracts and supervision of contractors
- Producing Service Charge Budgets for client approval
- Liaising with accounts team to ensure that year end accounts, budgets,
relevant covering letters and demands are issued in a timely manner
- Issuing and collection of Service Charges and Ground Rent.
- Monitor arrears and manage and action appropriate collection/pursuit methods
- Organising day-to-day maintenance and managing contractors
- Liaising with residents concerning management issues
- Assisting with the project management of major internal and external work
- Compliance with Section 20 legislation
- Handling pre-contract enquiries from solicitors to include Licences to Sublet and for Alterations
Required Skills and Experience
- A minimum of 5 years’ experience in residential property management
- Experience dealing with a mixed portfolio preferable
- Experience in preparing presentations for new business
- IRPM qualification essential
- Experience dealing with mobilisation and set-up of new build developments

- Experience dealing with both RTM companies and freeholder clients
- Experience of Section 20 legislation and procedures and overseeing major works
