Maintenance Manager / Head of Maintenance (Leasehold)



Role Overview



My client is an established property group that offers a number of services to their national client base. They are now due to exciting growth looking to appoint an experienced manager to run their Maintenance Division and deliver planned growth in the short to medium term. A lot of their turnover is self-generated from their sister property management businesses which can increase significantly but they also want to expand by offering their services externally. The current team consists of 2 Administrators, 4 Gardeners, 4 Cleaners, 5 Electricians and 5 Handypersons but they are looking to grow this.



Role Objective



Working closely with the Managing Director, they are looking to double organic turnover from maintenance in the next two years and to develop, promote and deliver growth from externally sourced clients and private customers.



Personal Profile



Ideally you should have experience in a similar role and be able to demonstrate a track record of growing turnover and profit within a construction or property maintenance company.


You will be a people person and possess great man management skills, able to establish and control motivated, customer focused teams and individual tradesmen and tradeswomen carrying out cleaning, gardening, electrical and general handy-man services. Great emphasis will be placed on your ability to manage a growing labour-force and establish happy and productive staff.



They want someone who can plan and programme works and complete them on time to maximise profit and turnover whilst achieving high standards of workmanship and satisfied customers.


You will be responsible for budgeting and for forecasting turnover and planned growth and reporting to the Board monthly against agreed targets. You will competitively tender for works as they must be able to show value for money.



Responsibilities and Duties




  • Achieve agreed turnover and profit targets

  • Schedule cleaning and grounds maintenance rounds to maximise efficiencies and control resource requirements (inc. winter and summer time variations)

  • Build relationships with Property Managers and Administrators and offer a reliable and responsive service

  • Motivate and manage your team to success

  • Oversee all Planned Maintenance for the group companies

  • Ensure the maintenance division is at all times compliant with current H&S policies & procedures and legislation

  • Oversee the management and maintenance of the vehicle fleet

  • Ensure KPI's are met by all staff

  • Maintain and develop systems to improve efficiency of the division

  • Provide technical expertise to the team

  • Identify skill sets of individual staff and consider/recommend training requirements

  • Attend various meetings and action matters arising

  • Identify improvement opportunities within the business


Skills and Experience Required




  • A thorough knowledge of construction methods and all trades

  • Interpersonal skills

  • A clear communicator, both written and oral, with direct staff and customers

  • Strong leadership and staff management skills essential

  • A clear thinker, well organised and methodical and able to prioritise workload

  • Ability to programme individual projects and schedule multiple reactive works efficiently

  • Good IT skills with use of Excel

  • A good delegator and staff motivator

  • Must understand budgeting and forecasting and how to interpret monthly management accounts

  • Creative with ideas for marketing our services outside of the group

  • A good negotiator

  • Must understand the pricing and billing process and ensure all billing is up to date and sent to credit control when not

  • Must be numerate and understand accounts
