Role
This role is responsible for organizations property strategy; inclusive of new site acquisitions, refurbishment program, roll out program, and the delivery of property related projects from inception through to completion.
You will form part of the company’s leadership team and be responsible for the delivery of the property and facilities strategy, minimalizing financial and legal risk whilst ensuring the maximum commercial return.
This role requires the role holder to be extremely agile in how they work with the ability to manage and prioritize multiple projects and deadlines.
Essential Duties & Responsibilities
- Responsible for the property strategy which underpins the wider company strategy
- Advise on property strategy and business roll out plans
- Responsible for the estate’s refurbishment programme whilst maximizing return on investment through effective procurement methods
- Project manage new openings and other development projects
- Undertake feasibility studies in relation to potential new site locations
- Undertake the analysis of and manage the process of site disposals where necessary
- Ensure that the panning and licensing obligations are met including but not limited to planning consents, premises licensing, insurances and other essential obligations required for business and restaurant operation
- Responsible for the negotiations of rates, rent and service charge for all current and future property agreements
- Oversee the design and build of future new sites and refurbishment programme in conjunction with the operational team, and external consultants (where required) to ensure the delivery of the project in-line with the brief, timelines and budget
- Negotiate and review lease terms and documentation on behalf of the Company
- Ensure the effective management of the organization’s assets
- Implementation of the company strategy along with the rest of the senior management team
Key Skills Required
- Seasoned in managing multiple projects and deadlines
- Strong negotiation experience
- Ability to control costs whilst ensuring the delivery of quality- maximize ROI
- Experience with acquisitions and disposals
- New openings and transformation experience
- Strong communicator at all levels
- Experience in undertaking location and market analysis to enable informed decision making
- Experience in a similar role within the hospitality industry
