The Role: Mergers and Acquisitions Associate
Sector: Property / Real Estate – M&A
Location: London
Salary: Excellent DOE
My client is a rapidly growing real estate business that owns and develops trophy assets in London and beyond. The Mergers and Acquisitions Associate will play an integral role in analysing REITs and real estate investments and contributing to the investment process, from underwriting potential investment opportunities to transactions management and deal conclusion with various internal stakeholders.
This is a unique opportunity for the right candidate with 4+ years of analytical experience in the real estate space, with a focus on REITs, to enter the world of private equity and join a company that moves at pace!
Energy and drive are as important as technical understanding of REITs and modelling skills.
Key Responsibilities
Research companies and sub-industries in the REIT sector.
Assist in the execution of real estate M&A transactions, the preparation and analysis of pitch books and live deal materials including information memoranda, management presentations, lender presentations, prospectuses and deal lists.
Initial opportunity screening and assessment.
Conduct due diligence on potential investments (site visits, management interviews, operational review, return models, fee structures, asset reviews with industry experts), and coordinate legal, commercial, tax and technical due diligence.
Assist in the preparation of financial analyses to include asset valuation, development appraisals, DCF, pro-forma merger, precedent transactions, comparables, scenario modelling and sensitivity analyses.
Conduct market research, credit quality assessments and ERV analytics.
Assist in preparation and distribution of materials needed to obtain internal committee approvals for new investments.
Assist in the preparation of periodic reports detailing cash flows, valuation, and performance.
Assist in originating new investment ideas (leveraging off public company analysts, networking, reviewing industry publications, etc.).
Experience / Requirements
Over 4 years of previous relevant industry experience in equity research, IB, PE, strategy consulting or a rating agency, with significant real estate modelling experience and focus on REITs coverage preferred.
Advanced knowledge of and proficiency in Excel, with emphasis on real estate applications and desire to drive constant improvement of modelling methodologies.
Advanced analytical, quantitative and technical skills.
Stellar educational background.
Exceptional work ethic, self-starter, energetic and passionate about real estate.
Team-player with the capacity to work well in an entrepreneurial environment.
Ability to be highly organized, detail-oriented, multitask and thrive in a deadline-driven environment.
Strong interpersonal and communication skills, fluency in English (2nd or 3rd language preferable).
Familiarity with working with international teams and across cultures.
