Assistant Building Surveyor - APC Support

My client is part of an established property group going through an exciting growth period. They are now looking to add another Building Surveyor to their central London office and willing to look at all levels as they have the facility to support Surveyors through their APC if they are not already chartered.
Role:
* Responsibility for delivery of building surveying services to the portfolio of residential buildings and separate commercial clients.
* Undertake limited client care and liaison.
* Liaise closely with the property management and accounts departments and building surveyors to ensure service delivery.
* Building surveying services to be in accordance with the RICS codes of practice, current legislation and operations manuals produced by the company.
Main Duties:
* Carry out condition surveys and assist building surveyors with the preparation of capital expenditure plans.
* Read and interpret lease documents and advise clients.
* Take responsibility for preparing specifications and schedules of work for both residential and commercial property.
* Oversee and control minor projects, issuing instructions and ensuring contracts are finished on time and to budget.
* Assist building surveyors in connection with the administration of major works projects.
Defects Analysis
* Investigating and advising on building defects and report to clients and property managers.
* Preparing reports for clients and property managers with recommendations on repair and maintenance.
Insurance
* Carrying out measured surveys of buildings and interpreting plans.
* Assisting in the preparation of reports and reinstatement cost assessments in accordance with the RICS guidelines for the valuation of property for insurance purposes.
Professional Matters
* Assisting building surveyors on party wall matters and associated boundary wall issues.
* Preparing schedules of condition and assisting in the preparation of Party Wall Awards.
* Have a basic understanding of the Party Wall etc. Act.
Finance
* Preparing budget costings for clients and property management colleagues.
* Preparing fee invoices for projects.
* Assisting with cost analysis of contractors' accounts and the valuing and certifying of work.
* Assisting with the analysis of contractors' final accounts
Alterations
* Assessing plans and specifications from lessees for the altering of apartments and property for clients and advising thereon.
* Liaising with clients, solicitors and property management colleagues in connection with the issuing of licences for alterations.
* Making recommendations in connection with proposed alteration works.
* Monitoring lessees' alteration work and reporting.
Health & Safety
* Undertake basic risk assessments.
* Review health and safety reports and instruct consultants and contractors on health and safety work.
* Co-ordinate and liaise with health and safety consultants where required in connection with the Construction (Design and Management) Regulations 1994.
General
* Attend board, committee and general lessees' meetings as required to assist building surveyors both during the day and on occasion in the evenings.
* Identify opportunities for additional fee income for the department and business opportunities with clients.
* Liaise with the accounts department and follow up on unpaid invoices.
* Assist with general office administration.
